Buyer's Agency is something that is
quite important to you as a buyer. In the past, traditional
agency has dictated that real estate brokers and agents owed
their allegiance to the Seller, even if they were working
primarily with the Buyer, because the Seller paid all of the
commission involved in the sale of his house. In the past few
years, the industry has changed this. Now, although a Seller is
still primarily the one who pays the real estate fees, a Buyer
can be represented by a Buyer's Broker or Buyer's Agent, who will
look out for the Buyer's best interests. This representation is
almost always offered to the Buyer at no charge. It is simply a
clear definition of whom the agent truly represents.
As your Buyer's Agent, I will:
Consult with you about your
housing needs and criteria.
Offer to set up a
pre-qualification or pre-approval appointment with a
reputable lender to identify your range of affordability
and to increase your negotiating strength.
Research the available
properties that meet your needs and set up appointments
for viewing them.
Show you the houses that meet
the criteria that you've selected.
Discuss with you the positive
and negative features of a property that may affect its
value and future resale.
Review any property disclosure
and inspection reports and disclose to you all physical
defects of the property that are known to me.
Explain to you the benefits of
a Home Warranty and how it helps to reduce your risk of
repair in your new home.
Recommend the appropriate
inspections for the property.
Advise you on initial price and
terms to offer in a contract for a property, based on a
Competitive Market Analysis.
Prepare an offer, with terms
approved by you, for the property you choose to purchase.
Request in the written offer,
that the seller remedy any of the items you specify after
you review the inspection reports.
Present the offer to the seller
and/or the seller's agent.
Help negotiate price and terms
of the contract with you and the seller and/or seller's
agent.
Accompany you on a thorough
walk-through of the property (if one is provided for in
the sale contract) before closing, and assist you in
dealing with any new or remaining problems discovered
during the walk-through.
Monitor and inform you of the
progress of the purchase agreement, including
satisfaction of all contingencies and conditions during
the entire transaction.
Attend the closing with you, to
be available for any remaining questions you may have.
Follow up with you after the
closing to see if there are any remaining issues to
resolve or services needed.
Provide you with a
questionnaire (to be sent to my broker) to evaluate my
services and make recommendations on how I can improve my
service to my clients.
